Frequently Asked Questions
Are Fire Alarm & Detection Systems Legally Required?
For commercial buildings or properties with tenants – an up-to-date fire alarm system will be legally required for the building. This system needs to be legally maintained with professional maintenance carried out at least twice a year by a competent person. This is a comprehensive assessment of the system and ensures that the system is in use.

Are Your Systems Compliant With British Standards?
Can You Help My Business Comply With The Latest 2026 Fire Safety Regulations?
The fire safety regulations for landlords and business owners in the UK have been updated for 2026. These changes will affect commercial premises, rental properties and high-rise residential buildings.
The main changes in place are the full adoption of BS 5839-1:2025, the revised British standard for fire detection and fire alarm systems, as well as the new requirements introduced under the Building Safety Act and associated regulations. They also introduced tailored evacuation planning for vulnerable residents in buildings including care homes, purpose-built flats, HMOs and mixed-use developments, under the Fire Safety (Residential Evacuation Plans)(England) Regulations 2025.
You must ensure you adhere to these requirements. To support you in doing so, the ELECSEC team have created checklists for commercial offices and shops, landlords and HMOs, and high-rise residential buildings, as well as a full guide to the 2026 UK Fire Alarm Regulation changes. Similarly, if you are unsure where your building currently stands, our team can carry out a full compliance review. Get in touch for a free assessment.
Does My Business Need A Fire Risk Assessment (FRA) If I Have Fewer Than 5 Employees?
My Fire Risk Assessment Is Two Years Old—Is It Still Valid?
In the UK, there is no expiry date for a Fire Risk Assessment. However, you are required to keep it suitable and sufficient for the building’s use. Your Fire Risk Assessment must reflect real conditions, and you must address its recommendations.
The law states that the responsible persons for assessments in your building must review the fire risk assessment ‘regularly’ to make sure it’s up to date, if:
- There is a reason to think it’s no longer valid,
- There have been significant changes since the last assessment, such as changes in use, increased occupancy, or the introduction of new hazardous materials.
- The assessment itself has a recommendation of how often it should be reviewed and updated.
It is important to remember that regular Fire Risk Assessments are incredibly important. Conducting regular reviews will help you identify new fire hazards, keep up with legislation, protect your employees, demonstrate compliance, reduce insurance risk and strengthen your business continuity.
How Often Should I Arrange For Fire Alarm Testing?
Fire alarms for commercial buildings, as well as large residential buildings such as flats, should be tested ideally once a week. This is a combination of physical inspections of the manual call points, as well as testing that the alarm is working correctly. This then allows for maintenance to be arranged if there are any issues with the system in between the professional maintenance that is carried out twice a year.

What’s The Difference Between A Monitored Alarm And An Unmonitored Alarm?
A monitored alarm will be connected to a 24/7 alarm receiving centre, which can immediately alert the police or other authorities when an alarm is triggered. An unmonitored alarm relies on the alarm going off to alert those local to respond and contact the authorities themselves.
Monitored systems provide a more certain response, especially helpful when you are away, whereas an unmonitored system is typically cheaper and sufficient for lower-risk locations.

How Do I Choose The Right Fire And Security System?

We can carry out a full consultation and quotation on your premises to recommend the most suitable system aligned with your requirements.

How Do I Know Which Fire and Security System Is Best For My Business?
To determine which fire and security systems are best suited for your business, it’s recommended that you conduct a mandatory fire risk assessment. However, if you lack the expertise, time or confidence required to do this yourself, you should always call in a professional ‘competent person’ to do it on your behalf. Whilst the law allows a ‘responsible person’ to carry out a fire risk assessment at small, low-risk sites, a certified professional will ensure compliance and provide legal protection, identifying risks that a non-specialist may overlook.
A full fire risk assessment will evaluate the building’s size & layout and ensure that you comply with local regulations. It will identify high-value assets, entry points and blind spots to determine the right fire and security system for your business.
Why Is Fire Protection Important For A Business?
Adequate fire protection is crucial for any business. It will safeguard your employees, premises and stock, preventing loss of life, minimising property damage and ensuring complete regulatory compliance. Plus, it will give you the peace of mind that everything is safe when you can’t be there.
Can A Fire Alarm Be Installed Into A Listed Building Without Damaging The Interior?
Can Investing In Fire And Security Systems Reduce Insurance Premiums?
Investing in modern fire detection, prevention, and security systems can reduce building and home insurance premiums. When calculating your premium, insurance providers will calculate the risk of incidents occurring that could damage the property or any other instances that would cause a claim to be made. Investing in additional security for the property can mitigate the risks of break-ins occurring, with many systems acting as an active deterrent for would-be thieves. Advanced fire detection and prevention systems can protect a building in the event of a fire and reduce the overall damage caused by fire.
